After builders cleaning in the Algarve: what it costs and why it takes two visits

Need help from our team?

Cleaning after builders in the Algarve almost always takes two visits. The first removes the debris, the cement and paint residue and the bulk of the dust. The second, a day or two later, deals with the fine dust that keeps settling after the first clean. It costs more than a normal deep clean of the same house, and it is priced after seeing the property, because the state builders leave a house in varies enormously.

Winter is the season for building work in the eastern Algarve. Owners book the bathroom, the kitchen or the new terrace for the quiet months, so the house is ready by spring. The builders finish, sweep up, and leave a house that looks done from the doorway and is covered in a fine grey layer on every surface, inside every cupboard and in places nobody thought dust could reach.

Why builders’ dust is different

Ordinary household dust settles on top of things. Building dust is finer, heavier and everywhere at once. Cutting tiles, sanding plaster and chasing walls for cables throws up particles small enough to drift through closed doors, into the back of drawers, into the air conditioning and into the guides of every shutter in the house.

It is also abrasive. Plaster and cement dust wiped dry across glass, a polished floor or a new worktop can scratch them, which is why after builders cleaning starts with vacuuming and careful wet cleaning, not a duster.

Why it takes two visits

The fine dust keeps falling for a day or two after the first clean, out of the air, off the top of cupboards and out of the ventilation. A single visit, however thorough, leaves a house that looks dusty again the next morning. The two visits split the work by what each one can achieve.

Opening the windows between the two visits helps. Running the air conditioning before its filters have been cleaned does the opposite, because it spreads the dust around the house again.

Surfaces that need care

The residue builders leave behind is not only dust, and some of it needs the right product or none at all. Algarve houses often have marble or limestone in bathrooms, on stairs and on window sills, and those stones are damaged by the acid cleaners that remove cement haze from ceramic tiles.

If you know what the surfaces are, say so when you book. If you do not, a quick test in a corner comes before any product goes on the floor.

Air conditioning, fans and filters

The places dust hides longest are the ones that move air. Split air conditioning units pull building dust into their filters and onto the coil behind them, and the first time they run afterwards they blow it back into the room. Extractor fans in bathrooms and the kitchen hood do the same. Before anyone switches the air conditioning on after the works, the filters should come out and be washed, and the grilles of the extractors wiped inside.

Shutter guides and window tracks are the other trap. Dust that settles in them turns into a gritty paste with the first damp night, and shutters start to stick a week after the clean.

When to book it

Book the clean for after the last trade has finished, not while the electrician is still coming back for one socket. Every visit by a builder after the clean brings dust back in. The best moment is the day after the builders hand over the keys, with the second visit two days later.

Ask the builder to remove rubble, bags of waste and leftover materials before the cleaners arrive. Taking away building waste is part of the building job, and it needs a vehicle and somewhere legal to take it. A cleaning team arriving to a house full of plaster bags spends its time carrying, not cleaning.

A house that is going to be rented

If the house is a holiday let and the works were done between seasons, the after builders clean is what stands between the builders leaving and the first guests arriving. Leave a margin. A clean booked for the day before the first arrival leaves no room for a second visit, for a snag the builder has to come back for, or for linen that needs washing after being stored in a dusty room.

Dust also gets into textiles. Curtains, cushions and any bedding that was in the house during the works need washing, not just shaking out. For the routine side of turning the house round once guests start arriving, see our guide to holiday let changeovers in Tavira.

What it costs in 2026

After builders cleaning is priced after seeing the house, because the state builders leave it in varies more than any other kind of clean. As a reference, on the prices our cleaning team published for 2026, a deep clean starts at 140 euros for a one or two bedroom apartment and 220 euros for a three or four bedroom house, and work by the hour is 22 euros per cleaner, with a minimum of four hours of team time. An after builders clean usually needs more time than a deep clean of the same house, plus the second visit.

These figures are only indicative. Every job is different, and the price depends on the size of the house, how much residue is left and which surfaces need special care, so ask for a quote after a visit or with good photos. You can see what is included in a deep clean on our page about deep cleaning in Tavira.

When it is not a cleaning problem

The clean often reveals things the dust was hiding: a chipped tile, paint missing behind a radiator, a grout line left open, a scratch on a new door. Those go on the snag list for the builder, not to the cleaners. Write them down as you find them and send the list to the builder before the final payment.

Fine dust that keeps appearing weeks later, long after both visits, usually comes from somewhere still open, like an unsealed ceiling, a void behind a panel or an air conditioning unit that was not cleaned. That is a question for the builder too. The same goes for dust on terraces and facades, which on the coast is just as likely to be calima as building work, as we explained in what Saharan dust does to your home.

Frequently asked questions

Why does cleaning after builders need two visits?

Because fine building dust keeps settling for a day or two after the first clean. The first visit removes debris, residue and the bulk of the dust, and the second removes what has settled since.

How long after the builders leave should I book the clean?

The day after the last trade has finished, with the second visit about two days later. Any builder coming back after the clean brings dust in again.

Can cement haze be removed from marble?

Not with the acid products used on ceramic tiles, which etch marble and limestone. Stone needs neutral products and more patience, so say what the surfaces are when you book.

How much does after builders cleaning cost in Tavira?

It is quoted after seeing the house. As a reference, our 2026 deep clean prices start at 140 euros for an apartment, and an after builders clean usually takes longer, plus a second visit. Ask for a quote for your property.

Do the cleaners take away the building rubble?

No. Removing rubble and building waste is part of the builder’s job, and it should be done before the cleaning team arrives.
